The project

Oranjewerf is a former shipyard site on the north bank of the IJ, well located, underused and heavily contaminated. It is exactly the kind of opportunity Flying Point targets: complex urban land with the potential for meaningful transformation.

Our plan is to turn the site into a sustainable, mixed-use waterfront neighbourhood with high-quality homes, workspace and amenities, opening up a part of Amsterdam Noord that has been closed to the public for generations.

In June 2023, together with our partners and co-investors Ginkgo Advisor, we expanded our ownership in the area through the acquisition of parts of the neighbouring Gembo site. While Gembo will continue as a business park, our urban development focus is fully on Oranjewerf, where our consolidated position gives us the scale to deliver a coherent regeneration.

Since then, we have advanced Oranjewerf into the formal municipal planning process. The concept Principenota now sets the direction for the Oranjewerf area, with the next planning stages running through 2027–2029 and an earliest construction start in 2030.

Our ambition is to create a sustainable new piece of city on one of Amsterdam’s most distinctive waterfront locations: a vibrant mixed-use neighbourhood that reconnects the site with the IJ and creates lasting value for residents, businesses and the wider city.
