The project
Eureka is a 32,000 sqm office building in Nanterre, the former headquarters of Manpower, which we acquired fully vacant. It was our first office acquisition in France, and a deliberate one: a large, empty, well-located asset is a burden on most balance sheets, but an opportunity on ours.
From day one, we worked the asset to generate initial rental income: flexible short-term leases, temporary lettings for audiovisual productions, and car park rentals.
We are now actively working on its conversion potential with every stakeholder involved: the municipality, future users and local residents. The options under consideration include health, sports and educational facilities, alongside offices and serviced residences.
One conviction guides our approach: an empty building in a well-connected part of Greater Paris should neither be demolished by default nor sit empty waiting for the office market to recover. It should be given a second use.
